Exposé Villa La Guardia:
Costa Blanca | Javea | La Guardia Park

Javea is acknowledged both as the most beautiful place to have a residence on the “Costa Blanca” and also unfortunately as the most expensive area for real estate. The town is not overcrowded with tourists, it is better known as a place where wealthy Europeans spend their holidays or live after they have retired. It is very clean and well cared-for. You should know these facts before you make any comparisons with other places around that area.

10 minutes walk from the villa

Residence Javea / Partida Granadella
This house is situated in the new exclusive urbanisation “La Guardia Park” on the plateau of the Cabo La Nao, which is the most Eastern point of Spain. The Cabo La Nao is about 3 miles away from the villa.

The lot extends about 1300 square meters and is totally flat. The house is a 5 minute walk from the 40 sq. km. “Granadella” European Nature Reserve which is perfect for walking.

Construction is prohibited in the Granadella, and the surrounding area retains its natural shape.

Architecture

The residence was built incorporating design concepts of the Architect, the vendor and the Spanish artist Antonio Mari. Antonio is one out of five Spanish artists who could present their art in the UNESCO sponsored City of Art in Valencia. Artists from Spain and from all over the world are presenting there. It´s a honour for every artist to be there.

The artistic involvement of Antonio in this project has brought his work to a wider public, and this unique example of the fusion of art, architecture and nature has been much admired. It has featured in many articles, and on German TV, and has been the subject of a programme on Spanish television which was shown in Spring 2002 under the title “The Architecture and Art”. Today, a small piece of art like the bull you see here (15 x 25 cm) costs about € 1.500; so it would now be prohibitively expensive to build my villa again with Antonio. The villa is itself a unique piece of art. It is also a very good investment.

The common idea was to build a place that combines art and architecture, but which has a high level of comfort and necessity at the same time. This house was built with materials that are found in the surrounding area.

Description/Some facts about the house:

Living-/ Dining-Room are about 50 square metres; the height of the room with gallery is approx. 5 metres. The gallery which is used as an office extends over approx. 15 square metres and has an exit to the roof terrace. Via the terrace you can enter the separate studio (Granny Flat).

The symbiosis of art and architecture is also carried through to the interior of the house. A German interior designer furnished the house with input from the artist.

This studio has an American kitchen and a separate bathroom. It also has a direct entrance through steps from the garden. The front entrance door is from India, about 500 years of age. The wooden beam over the fireplace (on which the castle stands in the photo above) is in one piece and is about 200 years old; I bought this from an old Spanish Finca (farmhouse).

There are four bedrooms on the ground-floor, two of which have en suite bathrooms. In addition there is another bathroom, a guest restroom, a wash-room, a kitchen and the above mentioned living/ dining-room. There is a covered terrace of approximately 30 square metres. The kitchen is next to the Patio (an inner courtyard with a table that sits eight people) which is next to the barbecue-house (a summer kitchen). Overall size of patio and summer kitchen is about 40 square metres. Another terrace, approx. 50 square metres, connects the patio with the open terrace and the pool.

The pool extends to approx. 11 metres in the length and the width varies between 4 and 8 metres. The depth is 1,40 to 2,20 metres, but also has a shallow resting area. The pool is curved to fit the architectural theme of the house.

There is also a carport that can hold up to three cars.

The total floor area is about 270 square metres.

The house is very well equipped and is very comfortable, for example:

It has a floor heating system. (oil)

Via a terrestrial antenna you can receive Spanish programs and via two digital satellites you can receive another 120 TV and 60 radio-stations on your TV.

For your security the house has an alarm system with GPS which is directly connected with the alarm monitoring company (therefore the police are informed immediately when activated).

The pool has an American heating system and a thermal cover. During winter the pool can be heated up to 35 degrees Celsius. The heating system works ecologically and efficiently.

The consumer electronics are up-to date. Two rooms are equipped with satellite TV. Furthermore, there are king size beds and the master bed is electric.

The complete furnishing of the house is new with the exception of some antiques.
